The I-X Center Campus

Three ways to fill the 2.2 million sq ft building next to Cleveland Hopkins with factories, power and jobs. Each one reuses the existing shell, keeps everything new at or under 100 ft, and puts its power plant on the south parcel, away from the runway.

Three manufacturers + CPP Industrial

BROAD HOLON · Swift Solar · CATL-standard storage · CPP Industrial

Three factories inside the I-X and a ±300 MW public power plant on the south parcel, owned by CPP Industrial. This is the version that matches what the City has said it wants at the I-X: manufacturing and jobs, no data center.

Energy Storage Solutions · Swift Solar · CATL-standard line

The same ESS module and power island, with a 1 GW Swift Solar HJT plant and a CATL-standard storage line in the shell. The storage line’s first customer is the ESS battery yard next door.

How the three options differ

Same building, same 100 ft cap, same south-parcel siting for the stacks. What changes is who is inside the shell and how big the power plant has to be.

What all three share

The site

2.2M sfI-X Center, built 1942 · ±90 ft roof · City of Cleveland owned, IRG lease
≤100 ftHeight cap on everything new — stacks, offices and garage included
±32 acSouth parcel across I-X Center Dr for the power plant; Abram Creek woods kept
0 galCooling water evaporated — air-cooled condensers and dry coolers

Why the south parcel

Moving the stacks from the west apron to the strip south of I-X Center Dr roughly doubles their distance from the runway centerline and puts them outside the building’s downwash zone. The corporate park, rail dock, parking and battery yards stay on the main site.
